This page provides a complete breakdown of purchase costs, annual fees, and ongoing expenses so you can make an informed decision with confidence.

Initial Purchase Costs

Your initial investment includes the purchase price of your chosen lodge or caravan, delivery and siting costs, connection fees for utilities, and any optional extras like hot tubs or furniture upgrades. The price of our holiday homes does vary considerably, with stock ever changing. For example, pre-owned caravans start from around £24,995 and brand new twin lodges on premium pitches can retail for over £175,000

Annual Site Fees

Site fees at Forest View are £2,995 for a standard plot, £3,995 for a premium plot and £4,500 for a luxury lodge. This fee covers your plot rental, park maintenance and landscaping and access to all on-site facilities. Our site fees are reviewed annually but increases are generally capped in line with inflation to ensure predictability. We pride ourselves on offering excellent value compared to other premium parks in the region.

Utilities and Services

Electricity is metered and paid based on actual usage. We offer a park-wide Wi-Fi service if required. Gas is piped to your holiday home. These costs vary based on how often you visit and your heating preferences.

Insurance Requirements

All holiday homes must be insured for both the structure and contents. We work with specialist holiday home insurers who understand static properties and can offer competitive rates.

Maintenance and Upkeep

Unlike owning a traditional bricks and mortar property, holiday home maintenance is relatively minimal.

Council Tax Considerations

Holiday homes used solely for leisure purposes are exempt from Council Tax in most cases. Your holiday home must not be your main residence, and there may be restrictions on the number of days you can occupy it annually. We’ll explain the specific regulations that apply and ensure you remain compliant.

Please note, Forest View is not a residential park. You cannot live in here and it cannot be listed as your main residence.

Offsetting Costs Through Subletting

Many Forest View owners choose to rent out their holiday home when not in use. Our premium letting service can cover a significant portion of your running costs. Rental income varies based on your home's size, age, availability, and the number of weeks you wish to sublet. We cannot promise fixed returns on rental income and advise owners that subletting should be seen as a way of offsetting costs rather than a regular income. Speak to us for more information.
